  2. How long do I have to complete my due diligence?
    Your due diligence required in making your purchase decision should be completed prior to submitting your offer.
  3. How are assets conveyed at closing?
    In most cases, the assets will be conveyed via quitclaim deed.
  4. How long does it take to close a transaction?
    Time to close depends on the seller and the availability of the deed. In most transactions, the seller will already have possession of the deed.
  5. What type of financing is offered and what are the qualifications?
    Seller financing, if available, is displayed on the property page.
  6. Are pictures available for all the properties?
    For some, but not all properties.
  7. How do I make an offer?
    If you select a property, you submit the offer directly to the seller. BulkREOnetwork.com does not act as an agent for the seller or the buyer.
  8. What is the transaction fee?
    The transaction fee is the fee paid to BulkREOnetwork.com for the facilitation of the transaction.
  9. How much of a deposit is required?
    The amount of the deposit depends on the seller.
  10. Do I get a discount if I purchase more than one house?
    Any potential discount for the purchase of multiple properties depends on the seller.
  11. Who pays past due taxes and water?
    In most cases, the buyer is responsible for past due taxes and water unless otherwise negotiated with the seller.
  12. What is a non-performing note?
    A non-performing note is a note prior to the asset going to foreclosure.
  13. What is required to purchase a non-performing note vs. REO?
    In order to purchase a non-performing note, you will need to have a company to service the note until it is worked out or foreclosed on. To purchase an REO, no special requirements are necessary.
  14. Will I receive clear title to the property?
    Because the properties are conveyed via quitclaim deed, the seller is transferring their interest in the asset. Purchasers are advised to invest in a title policy for each asset they purchase.
